The process
From first message to first payout
Most properties are live within two to three weeks of the valuation. Here's what happens in between, and what we'll need from you.
- 1
Free valuation
Within one working day
Tell us the postcode, the size and how the property is used today. We come back with a realistic monthly range based on what comparable properties near you actually achieve — not a best-case number — and an honest view on whether short letting is the right fit at all.
- 2
Onboarding
One to two weeks
We agree the terms, check safety certificates (or arrange them), photograph the property, write the listing and set it up on Airbnb, Booking.com and our direct-booking site. Keys, a lockbox or smart lock, and the WiFi and house guide are sorted here too.
- 3
Live
From the first booking
Guests are screened, messaged and checked in. Our own cleaning team turns the property over between stays and photographs it before and after. Pricing moves with demand. Consumables are restocked, and issues are logged and fixed.
- 4
Paid, with the working shown
Monthly
A statement showing every booking, its payout, every cost, and your net — paid by bank transfer. A quick review call whenever you want one, and a proper one each quarter.
What we'll need
Five things from you, and we handle the rest
- A furnished property, or one you're happy to furnish — we'll advise on what guests expect
- Current gas safety and electrical (EICR) certificates, or we arrange them
- Confirmation your mortgage and insurance permit short letting (most do, with a phone call)
- If leasehold, that the lease allows it — we'll tell you what to look for
- Keys — we'll fit a lockbox or smart lock as part of onboarding
Start with the valuation
It costs nothing, takes one working day, and you'll know whether this makes sense for your property before anything else happens.
