Questions

What landlords ask before handing over the keys

Straight answers. If yours isn't here, message us — it'll probably end up on this page.

What does Airbnb management include?

Everything between a guest searching and you being paid: the listing and photos, pricing, guest screening and 24/7 messaging, check-in, cleaning and linen through our own cleaning team, restocking, maintenance, compliance, and a monthly statement. You approve anything unusual; the rest is handled.

How much does it cost?

A percentage of the revenue your property earns — so we only do well when you do. The rate depends on the property, the area and what it needs, which is why we start with a free valuation rather than a price list. There are no set-up fees and no charges you haven't agreed in advance.

How much could my property earn?

It depends on the area, the size and condition of the property, and how it's presented. We'll give you a realistic monthly range based on what comparable properties near you actually achieve — not a best-case number. Ask for a free valuation and we'll come back within one working day.

Who does the cleaning?

Our own team. Amanah Service Group is our cleaning business, not a subcontractor, and it cleans our own portfolio to the same standard. Every turnover is photographed before and after, and the office sees the photos as they're taken.

Do you manage your own properties too?

Yes — Amanah Properties is our own short-let portfolio across west and north-west London, and it runs on exactly the same team, systems and cleaning as the properties we manage for landlords. That's the standard you're getting.

Which platforms do you list on?

Airbnb and Booking.com as standard, plus our own direct-booking website, where guests pay no platform commission. Direct bookings are a growing share of our stays and they're worth more to you per night.

What if something breaks or a guest causes damage?

Small fixes are handled and restocked as part of the service. Anything larger is quoted and you approve it. Guests are screened before booking, every stay is covered by the platform's host protection, and we photograph the property before and after each clean so damage is documented, not disputed.

Can I still use the property myself?

Yes. Block the dates you want and the calendar closes around them. Many of our landlords use their flat for a few weeks a year and let it the rest.

How do I get paid?

Monthly, by bank transfer, with a statement showing every booking, its payout, any costs and your net. Nothing is hidden in a single 'net' figure.

Do you offer guaranteed rent?

Our core service is management — a share of what the property earns, which is usually the better deal for a well-located property. If a fixed monthly figure suits your situation better, ask us at the valuation and we'll tell you honestly which model fits.

Which areas do you cover?

West, north-west, central and east London — Wembley, Harrow, Chiswick, Shepherd's Bush, Kilburn, Chelsea, London Bridge, Mayfair, St John's Wood, Hoxton, King's Cross, Tottenham, Willesden, Ilford, Romford — and Hemel Hempstead in Hertfordshire. If you're near one of those, we're already operating around you.
